When you have children or are an extended family, hotel accommodation in the Disney
area can be very expensive and restrictive. Often rooms will only take 4 people
and you will have little space or privacy. All your needs will have to be
fulfilled living in a single room.
Our villa has all the space you could want. You will enjoy the peace, privacy and
flexibility that only a home can provide. For the duration of your stay we want
you to feel at home but at the same time experience the luxury that you would expect in any top resort.
As an individual property owner we have set higher standards than you could expect
from a tour operator. It all adds up to a holiday that is exceptional value for money.
Where is the villa located?
Windwood Bay - Executive vacation homes located off Ronald Reagan Blvd in the Champions
Gate area. Windwood Bay is only 10 miles from the gates of Walt Disney World
resort, and offers easy access to major roads such as US27, I-4 and the

How many people can stay in the villa?
The villa has 5 bedrooms each sleeping 2 people, plus a sleeper sofa, for a maximum
total of 12 people, to comply with Florida State fire regulations.
The prices shown are for the villa complete, not per person so it does not matter if
you do not fill the villa to it's capacity. There are no under occupancy penalties.
Can two families or more share?
Our villa is perfectly suited to two families sharing as it has three suites and a
further house bathroom that is shared by the remaining bedrooms.
The living accommodation has 3 reception rooms plus a spacious kitchen,
this coupled with our games room ensure that every member of the party can find
their own private place to relax.
Are children welcome?
Our holiday villa and the rental programme came about through our love of children
and a desire to create the perfect family vacation. Things have been designed so
that children are welcomed and catered for and adults get some quality time too.
As parents ourselves we understand that happy kids mean relaxed grown-ups.
The younger children have the use of our baby and toddler package free of charge.
This includes 2 travel cots, 2 highchairs and 2 strollers. As a precaution the
pool is fully screened off and the pool door is alarmed.
Young adults will enjoy the games room as well as the T.V, D.V.D and PS3 entertainment system.
The delights of Orlando are aimed at the family market and our villa is a wonderful
family base from which to enjoy them.
How do we pay for the holiday?
Guests can pay by credit card through our Rental Systems online booking page.
Payment for this method will be in US$ and will incur a small service fee.
Alternatively we can accept sterling cheques or online bank transfers from our UK guests
For our US & Canadian Guests payment can also be made by wire transfer to our US Bank (A $16 wire transfer fee applies to this method of payment) or by Zelle which is free to use

No booking will have be made until you have received a booking confirmation email from rental systems confirming the booking has been accepted and you have paid your deposit, once you have received this email you simply log into your rental system account you set up while making the request and pay the deposit payment, bookings made using the rental systems online booking system do carry a 100% money back guarantee, bookings made using different methods of payment do not carry this guarantee.

Although your booking contract is with the owner, we process the credit or debit card payment and only remit it to the owner after your stay.
We offer our 100% money back guarantee allowing you to book in complete confidence.
The terms of the money back guarantee are as follows:
In the unlikely event that on arrival your accommodation is not available or is materially different from that displayed on the website, we will reimburse you in full, providing the following conditions are met:
1. You do not stay at the accommodation or any alternative accommodation offered by owner
or property manager.
2. You contact us within 48 hours of start of your rental period.
3. You provide us with invoices for alternative accommodation within 7 days of the end of the
booking period.
4. You have not already been refunded by the owner or property manager or reached
agreement on a refund.
What happens when we arrive?
When your reservation is secured you will receive an email approximately 10 days
before your stay starts with all the details on how to reach the villa. You can
go straight there from the airport because there are no keys to collect. Your
email will contain your unique door entry code, which will open the front door
so no need to worry about door keys, and the security alarm code as well as the
non-emergency and emergency contact numbers for our management company.
We ask you to check into the villa no earlier than 4pm on the day of arrival and
depart no later than 10am on the day of departure. This ensures that enough time
is left between guests to clean and prepare the villa for the next arrivals.
Why should I leave a security deposit?
Your security deposit will be returned to you within 4 weeks of your return home,
subject to confirmation with the management company that the villa and its
contents are in the same condition as on your arrival. Any damage, breakages,
excessive use of utilities or leaving the villa in a state that requires extra
cleaning will be made good using your security deposit. There will also be an
administrative charge. If we find evidence that there has been smoking at the
villa, all security monies will be forfeited.
If your booking is made through the online booking rental system you will only need to pay a $50.00 damage wavier charge instead of a refundable security deposit.
Who do we turn to if there is a problem?
We employ a local property management company to look after the day to day smooth
running of the villa. They are friendly and helpful and if you have a problem
they are on call anytime to help you out. Your problems will become their
problems – that is what we pay them to do and they are fantastic. We are proud
to entrust the care of our home to them.
We welcome feedback we see you as our 'critical friend' and will use your feedback
to improve our villa facilities.
Towels and toilet paper!
The villa is equipped with plenty of bathroom towels and there are towels for use
around the pool located in the pool bathroom.
The cleaning team will leave a bar of soap and a roll of toilet paper in each bathroom on
arrival. After that, bathroom supplies will be your responsibility.
Please note that we do provide a small amount of dishwasher tablets and washing detergent along with some other basic essentials in the complementary welcome pack, once these items have been used it will be up to you the guest to buy what you require for the rest of your stay.
Can we smoke at the villa?
We have a strict no smoking policy in the home,
You may smoke in the pool and patio deck area please use the ash tray
provided.
Any damage caused by guests smoking in the villa, including smoke damage, will be
treated very seriously and claims made against your security
deposit.
Can we bring pets?
Pets are not allowed in the villa.
Is the pool heated?
The pool is naturally warm in the summer months but you may wish to use the pool
heater from October to April, the pool heater temperature will be set to 88f.
Please be aware that adversely cold weather conditions may cause the pool temperature to be below 88f with the pool heater on.
This is an extra charge and bookable in advance.
Is there maid service?
The villa is professionally cleaned between guests and is equipped with a washer,
drier, dishwasher and vacuum cleaner. We can arrange extra cleaning services for
an additional fee.
Is there a games room?
The Air conditioned games room is located in our huge garage, there is a full size pool table, air
hockey table, foosball table and basketball game.
There is a Ps3 and games located in the first floor den along with a DVD player and CD stereo system, The villa also has complimentary high speed Wi-Fi internet access.
How secure is the villa?
There are smoke alarms and fire extinguishers fitted in accordance with Florida State law.
We also have an ADT monitored alarm system in the villa and a security safe for you to secure your valuables while you are out of the villa.
There is a safety screen across the deck to fence off the pool as well as a pool alarm fitted to the sliding pool door.
We inform guests never to leave children unattended in the villa especially around
the pool area. Children are not allowed to use the pool unless there is adult supervision.
Use of the pool is at guests own risk and diving is strictly forbidden.
Plastic crockery is provided for outdoor dining.
How hot does Florida get?
In summer, Florida gets very hot and rather humid. The villa has an efficient
air-conditioning system and ceiling fans for your comfort.
Of course, Florida is famous as an all-year round destination because of its warm weather.
The Spring and Autumn months are particularly pleasant when the theme parks are less crowded.
